The Belgrade Tower remains unoccupied and unusable due to HVAC and fire safety code issues, according to the Serbian Centre (SRCE) party committee. The tower's hotel section, The St. Regis Belgrade, is operational, but the rest of the building remains empty.

The HVAC system was designed to use water from the Sava River for cooling, but because the tower is near the Sava's confluence with the Danube, the water contains more sediment than water, rendering the system practically unusable. The filtration system is underdimensioned, and sediment cannot be used for heating or cooling.

The SRCE party committee stated that significant portions of expensive installations need to be removed and replaced with new equipment designed for air. The second issue is fire safety, as the tower was designed according to American standards, which are less stringent than Serbian regulations.

"No one will sign off on fire safety, especially after the tragedy at the Novi Sad railway station. No one in their right mind would sign off on something that could land them in prison if something goes wrong," the SRCE party committee said.

Until these issues are resolved, the Belgrade Tower will serve only as a large advertising banner and a water cannon for New Year's celebrations, the committee added.
